When you have tenants w/ relatively short lease terms & lease options, if any, at fair market value (FMV vs fixed opt rents), it allows you to “reset” rents to mkt to help keep up w/ inflation. See below.

For retail, especially for anchored shopping centers, it’s helpful to have development experience to aid in backfilling big boxes + do ground up dev for pads, etc.

Return on cost (ROC) or return on renovation (ROR) can be calculated not just for an entire project, but also for a few units.

For the latter, you’re focused more on incremental revenue, incremental cost, & incremental increased property value below.

Keep in mind that when you no longer own your own real estate & become a tenant, you need to be able to maintain (& preferably continue increasing) your sales to keep up w/ covering your rent payments.

Whether you are an LP considering allocating to a debt fund or are already allocated to one, don't be afraid to ask the questions below.

You can't talk to a syndicator in CA that has not pitched the ADU play.

Can be fruitful for the long term hold investor but for those looking for a shorter term value add play, they are getting stuck.

The debt structures are not aligned with the time it takes to complete.

Increasing net operating income (NOI) isn’t easy, but if you can get it up by +$70,000, it can result in another $1M in value.

As a GP, we’ve done plenty of “blend & extend” w/ tenants.

In fact, we did a bunch for a prop, we’ll go out to mkt to in a few mos.

Targeting a stabilized buyer in this case. We “did the value-add”.

Value-add incl. backfilling spaces, relocating existing tenants etc.

Consider the opportunity cost of holding onto a “distressed asset” that’s “completely in the red” vs “cutting your losses” & “redeploying net proceeds into a better performing asset”.

Keep in mind that the first time around, you may “put more money into a space” to fix it up.

After that, turnover cost could be less when a tenant vacates the space to re-lease it etc.
